Using the method of General Contractor / Construction Manager for a building program, NWCC provides the Owner representation required for administrative and management services for a project.

Assistance will include:

  • Review constructability of the design
  • Design team selection assistance and coordination
  • Value engineering
  • Review of the project schedule
  • Project constructability review assistance
  • Cost estimating coordination and analysis
  • Owner personnel coordination
  • User group meeting coordination
  • Assistance with bid preparation for contractors
  • Department of Health coordination
  • Invoice reviews and approvals
  • Assist Owner in the contract negotiations of the contractor, architect and engineers
  • Assist architect with change order and back charge process
  • Provide the management necessary between the contractor, architect and the Owner
  • Legal dispute assistance
  • Department relocation coordination
  • Closeout construction administration coordination

The scope of work criteria will vary for every project and will cause your Owner representation needs to change to fit your building program.

NWCC is typically paid for their Owner representation services in two ways.  For pre-construction services, we are paid on an hourly basis.  For services during construction and post-construction for closeout, we are paid a combination of an hourly basis and on overhead mark-up.
